In 2013 when I started in the mortgage industry housing prices were on the rise on the back of the 2008 market crash; so people were skeptical. In 2015 house prices were quite a bit higher then 2013 so people were skeptical, then in 2018 when I bought my house (it appraised for 80k higher than it would have in 2015) people were again stick shocked and in 2019 the interest rates rose and were almost as high as they are now, so people were questioning the stability of the housing market. In ALL of those times you would be better off for having bought a home. You would have equity AND would have bought the home at a lower price meaning lower monthly payment. SO is buying a home in 2022 different? Let's walk through what might make buying a house in 2022 different. 1. Inflation- Yes you have been hearing a lot about it, but it's real. The Fed has increased the bond rate (and is projected to do so several more times). This in turn has also increased the mortgage interest rates. If you look back historically the interest rates are still very very low. in the 19 70's, 80's, 90's and early 00's interest rates were all over 6% and in some cases over 10%. 2. House prices are SKY high- This is due primarily to a HUGE amount of buyers and not enough sellers. If that supply and demand curve starts to even out or shift you could see prices drop. 3. Home inspection-Appraisal Discouragement- This one is scary and could directly impact your home buying position. Buyers are being asked to not get a home inspection or an appraisal. Meaning you wont know the issues or value of the home prior to buying. 4. Over Bidding-Appraisal Buffer- Buyers are often having to get into a bidding war or they are having to guarantee that they will pay the asking price even if the home is not worth as much.
