
Do these FIVE things BEFORE selling your house!
Steve Smith, owner and managing broker of Irish Realty, is back this week with his top five recomendations on how to prepare your home for sale. Last week, northern Indiana's top real estate broker, walked us through what NOT to do, but now Steve is sharing the exact opposite! Today's video will help sellers understand the very things they should be doing to get their house ready for the market. Following Steve's top five tips for prepping a home for the real estate market, means you are tapping into his nineteen years of experience. His advice is built off of years learning and understanding the metrics on which houses seller faster and for top value. Steve knows how to advise sellers on what will get them the best ROI (return on investment) vs. what will be "sunk" dollars when they go to sell. Here is a quick summary/recount on his top five tips from today's video: #1.) Do update your home with a focus on kitchens and baths. Much research has been done showing that these are the two spaces that buyers care about the most, and therefore are willing to pay more for. #2.) Do update your home with a focus on paint, light fixtures, and carpet. Beyond kitchens and baths, there is usually not a true need to massively update other spaces (some exceptions apply here and it does depend on your market. However, this is said with an eye on South Bend, Indiana and surrounding areas). Rather than going deep into full home renovations, focus on updating paint across the whole home which is an affordable way to increase the perceived value of a listing. Next updating light fixtures makes a big impact but is often also an affordable measure. Finally, nothing kills home value like old, dingy carpet. If your carpets are newer and just need a cleaning, fantastic. But, anyone with significant staining or wear should really consider putting in a neutral fresh carpeting throughout the home. #3.) Do maximize your curb appeal. Steve recommends power washing, updating mulch (black or brown seem to work best) and de-cluttering your front porch and yard of over the top ornaments or seasonal decor. If needed sometimes a fresh paint job on your front door and or shutters can make a big impact as well! #4 Do de-clutter and clean your home. If you're serious about selling and moving, you WILL be packing up all these items anyways soon. You might as well get a head start on packing away personal items and extra decor. Keep surfaces close to bare, and decor neutral to all who enter. If a home is vacant, Steve recommends professional staging.
