Besides Tony Bennett, one of the most searched-for long tail keywords on Google today, Friday July 21, 2023, is "will the real estate market crash?" As a realtor, it kind of amazes me that this is still a concern. The overall US housing market slid gently downwards beginning in May 2022 or thereabouts. Here in Idaho we lost between 5 and 8 percent of value, depending on the kind of property. Some areas of the US didn't lose value at all. And property values here in the Boise metro region have been going back up again since April. It's true that high prices combined with high interest rates have driven a lot of buyers out of the market, but that's been balanced by the lack of inventory. So no, I don't see a crash happening now or any time in the near future. Not sure what people are so afraid of!
