While cracks or potholes do look unsightly, the cost of a new driveway typically vastly outweighs any value it can bring to your home. As Steve Smith says, "If you can park a car on it, it's good enough" #2. Do NOT put in new windows. Sure, black windows are all the rage and older windows with broken seals or stainless metal frames can date a home. So while you should feel free to make a repair to a broken window, replacing ALL the windows in your home and especially doing so with costly, high end energy efficient ones is typically a major mistake when it comes to ROI! *Hint: Steve has found you get the biggest bang for your buck when you spend dollars on things that attract sellers immediately like paint, carpet, and kitchen updates! #3. Do NOT put in insulation. When it comes to home improvements there could not be a more UNSEEN expense! No one will look through your listing photos or walk through a showing and exclaim, "Wow, this insulation is dreamy!" Nope...insulation is a DUD!
